The breakfast included hot items cooked to order. i especially liked the tram stop. It was just across the road. it made traveling to the piers easy! the family enjoyed the balcony, and they liked watching the sunset over the sea.
the lift was a little rickety though it still worked.

The hotel is in a good location. it is handy for the trams! i found the proximity to public transport very convenient. The hotel provided free parking, a definite plus. This made traveling around the area quite easy.

the room had everything our family needed. the beds were comfy, and there was a snooker table available! it is rare to find a hotel with one these days though it needed new cloth and balls.

The staff were very friendly and helpful .
The hotel definitely needs some updating. The wallpaper was peeling off in places. The TV in my room barely worked and was very small. The shower wasn't great either. I even had a cold shower one morning, not ideal.

I was upgraded to a twin room. It featured a great view! The room included a balcony with chairs. I appreciated the full bath, rare. The location was quiet and near the beach.

The owner greeted guests and took luggage inside. I observed a lovely welcome at reception. Staff members were friendly and helpful during breakfast service. I would say that everyone were very good.

The hotel is near the border of St Annes! It is also close to the beach. Squires Gate train station is a 10-minute walk. I noticed the hotel is on the quieter side.
